Penlane Ltd insures all its deposits with Tenancy Deposit Solutions Ltd and a certificate confirming this is issued
during the contract signing
When can we move in?
Our contracts run from July 1st to june 30th, so July 1st would be the first day you can move in
Are your properties licensed?
Yes, all accommodation that falls within the licensing category under the housing act 2004 have valid certificates
Do you take part in the accreditation scheme?
All our properties are accredited and up to date as per the scheme
What are your properties like?
We make our properties safe, simple and affordable. Our accommodation is aimed at the student market
Whats included in the rent?
Water and sewage rates. Tenants are responsible for gas, electric, telephone, internet and council
tax should it come into force for students. Any tenants who change to a non-student status during the contract are liable
for council tax.
Its a joint contract, what does that mean?
You are all legally bound together on the one contract. If one person does not pay their portion of the rent then
the other people named on the contract become liable for that portion should Penlane Ltd be unable to collect from the non-payer.
Penlane Ltd will take legal action for non payment of rent
What if
one of us wants to move out after a few months?
We ask that the group finds a replacement for the person leaving, then a new contract will be issued with the new group
member. An administartion fee of one hundred pounds will be charged to the person moving out. The rent is still
payable if you move out and do not find a replecement
